Licensed electricians ready to help with all your home electrical needs across Gold Coast and South Brisbane.
Queensland has some of Australia’s strictest smoke alarm legislation—and for good reason. Properly installed, interconnected photoelectric smoke alarms save lives. Whether you’re selling your home, preparing a rental property for new tenants, or simply ensuring your family’s safety, smoke alarm compliance isn’t optional. At Arta Electrical, we specialise in Queensland smoke alarm compliance for residential properties, rental properties, and properties being sold. We ensure your property meets all current legislation requirements and provide the compliance certificates you need.
Queensland’s smoke alarm legislation requires photoelectric smoke alarms in every bedroom, in hallways outside sleeping areas, and on every level of the home. They must be interconnected (so when one activates, all activate) and hard-wired or have a 10-year battery. Compliance must be verified when selling a property and at the start of every new tenancy. Smoke alarm compliance must also be renewed annually for all tenanted properties. We stay current with all legislation changes and ensure every installation meets the required standards.
Queensland requires photoelectric smoke alarms (not ionisation) in all bedrooms, hallways outside sleeping areas, and on every storey of the home. Alarms must be interconnected so all alarms sound together, and must be either hard-wired or have 10-year batteries. Alarms must be less than 10 years old and meet Australian Standard AS3786. Compliance is required when selling property and at every new tenancy for rentals.
You need a smoke alarm compliance certificate when selling a property (provided to the buyer before settlement) and for rental properties at the start of each new tenancy additionally must be renewed every year. Property managers and landlords must provide certificates to new tenants. We provide legally compliant certificates that meet Queensland legislation requirements.
While battery-operated smoke alarms can be self-installed, Queensland legislation requires alarms to be interconnected and hard-wired or have 10-year batteries. For hard-wired installations and to ensure proper interconnection and compliance, you need a licensed electrician.
Every property is different, but as a minimum you need smoke alarms in every bedroom, in hallways outside bedrooms, and on every level of your home. For example, a 3-bedroom, single-storey home needs at least 4 alarms (one in each bedroom plus one in the hallway). We assess your property and advise on the exact number and placement required for compliance.
Not necessarily. Queensland legislation also requires that smoke alarms be photoelectric (not ionisation), less than 10 years old, and meet current Australian Standards. Even if your alarms are interconnected, they may not be compliant if they're the wrong type, too old, or incorrectly placed. We can inspect your existing system and advise what changes are needed.
